Default Tenant Wanting to Terminate Lease Early

I just got a letter in the mail that my current tenant is planning to release my property on August 15. My lease with this tenant does not expire until October 1, 2008. This is a tenant believes that since I have not filed my certificate of conformity with the places that her lease is invalid? She always paid her rent late, and it was 15 days since the start of its lease in October last year. I visited the property several times, and there are a lot of damage from the tenant. There is a list of damages, in which the tenant is signed, when she moved to the proof of such.

I was wondering if you could explain to me what my next step should be, as I have not yet responded to her email. What are my options? Do not fill the papers with places grounds for it before the end of its lease? I am quite sure, damage to property will be significantly higher than the security deposit is paid, and that the tenant will be a long time 2 1 / 2 months rent, in accordance with my lease at the time she plans to leave.

If you have not already done so, file it. I do not think the current valid lease, then you likely best off if you wish to just end it will be accepted, and for the damage it will hold responsible.
